The real estate industry is facing major challenges: rising energy costs, stricter legal requirements and growing demands for sustainability and energy efficiency. Photovoltaic systems offer an excellent opportunity to optimize energy consumption, reduce operating costs and increase the value of real estate in the long term.
Cost savings: Reduction of electricity costs by using your own electricity.
Additional income: Through feed-in tariffs or rental income.
Increase in the value of the property: Greater attractiveness for investors and tenants.
Independence from the electricity market: Less dependence on fluctuating or rising electricity market prices.
Subsidies and tax incentives: Government subsidy programs and tax write-offs.
Reducing CO2 emissions: Grid electricity causes 380 g CO2 eq./kWh, while PV electricity only emits 43–63 g CO2 eq./kWh.
Fulfilling ESG criteria: The use of photovoltaics influences a variety of factors relevant to ESG ratings, such as primary energy consumption, energy rating and CO2 emissions.
Improving building certification: Photovoltaics promote the achievement of certificates such as BREEAM, LEED and DGNB through energy efficiency, CO2 reduction and self-sufficiency in electricity.
Decarbonization of buildings: According to the EU Buildings Directive, the building sector is to become climate-neutral by 2050. The CO2 savings from a PV system can be fully credited in emission pathway calculations, e.g. according to CRREM.
Solar obligations: The majority of German federal states already have solar obligations, e.g. for roof renovations of non-residential buildings. The EU Buildings Directive will impose further obligations on investors and owners.
EU taxonomy, SFDR, CSRD: These regulations and laws clearly define which economic activities are considered environmentally sustainable and which are not. In addition, companies are obliged to transparently disclose their sustainability efforts.
“The integration of photovoltaics for the use of renewable energies plays a central role in our sustainability strategy. With ENVIRIA, we have a reliable partner by our side who supports us in the successful implementation. The efficiency of the installed system reflects our commitment to sustainable and future-oriented solutions.”
Christian Schulte, Managing Director of bauwo Grundstücksgesellschaft mbH

It can be observed all over the country: Electricity generation is gradually being switched to renewable sources such as solar energy. In 2023 alone, installed photovoltaic capacity in Germany grew by 14 gigawatts (GW) or 85% compared to the previous year. In order to drive the energy transition forward, electricity generation with larger PV systems is also to be significantly eased in the future.
