The challenge
“To create properties that are not only ecological and sustainable today, but also in the future - flexible, stable in value and ready for future generations.” - This is the mission statement of Christian Schulte, Managing Director of bauwo Grundstücksgesellschaft mbH. The owner-managed project developer from Hanover has been implementing innovative real estate solutions for office, hotel and logistics buildings for over 35 years.
The project in the Pilsting logistics park shows that the corporate values of “ecological, economical and sustainable” are deeply rooted in the company's strategy. On a total area of 32 ha, bauwo initiated the development of an industrial and logistics park with several logistics halls, which meets the most modern standards both economically and ecologically. The integration of photovoltaics plays a central role in bauwo's sustainability strategy and in the development of the logistics park in Pilsting.
The solution
The decision to generate energy using photovoltaics on the roof surfaces of the halls was made early on in the planning of the project. For implementation, bauwo opted for ENVIRIA, Germany's leading solar company for commerce and industry, with whom it is already working on other solar projects, including in Greven and Berkhof.
In cooperation with ENVIRIA, photovoltaic systems were installed on two of the logistics park's several sections.

The large-scale photovoltaic system in detail
Over 15,548 photovoltaic modules with a total output of approx. 6.7 MWp were installed on the roof area, which at approx. 75,000 m² is the size of more than ten football fields. The system thus generates an annual yield of around 7 million kWh per year. To illustrate: a single-family home with four people consumes an average of 4,000 kWh per year (1). The amount of electricity produced in Pilsting could therefore supply 1,750 single-family homes with electricity for a year.
The CO2 savings compared to using the conventional electricity mix are also considerable. Over 3,200 tons of CO2 equivalents are saved through the use of solar energy. To compensate for the same amount in other ways, you would need a lot of wood - for example, over 256,000 mature beech trees (2).
The solar concept: a turnkey system for the logistics park
For the project in Pilsting, bauwo opted for a turnkey system. ENVIRIA is responsible for financing, planning and installing the photovoltaic system, and then hands over the finalized system to the customer. With this model, the owner of the property benefits in several ways: the building's electricity requirements can be covered by the low-cost solar power while at the same time remaining independent of volatile energy prices on the general electricity market.
Feeding the surplus electricity into the grid in return for a fixed feed-in tariff represents an additional source of income for the owner of the system. In addition, the value of the property is directly increased, which the project developer can claim when selling the property. This makes the turnkey system an easily calculable investment with a stable return.
The advantages
- Affordable electricity and independence from the electricity market
The building's electricity requirements are covered directly by its own PV system. Thanks to the independence from the strongly fluctuating prices on the general electricity market and the low-cost solar power, potential savings can be considerable through the building's own electricity supply.
- Stable returns thanks to feed-in tariffs
By feeding the surplus electricity into the public grid, the operator receives a fixed remuneration per kWh of electricity fed in. This makes investing in your own photovoltaic system an easily calculable investment with a stable return.
- Increase in property value
The PV rooftop system contributes directly to increasing the value of the property, which bauwo can claim when selling the property.
- A positive balance for the climate
By reducing CO2 emissions, the PV system makes a significant contribution to the energy transition in Germany.
- Future and ESG-oriented action
By relying on solar energy, bauwo acts in accordance with ESG regulations (e.g. Building Efficiency Directive) and ensures compliance with current and future CO2 regulations.
