The challenge
hcp group is a leading real estate developer in the logistics sector, aiming to create future-proof business parks as well as industrial and logistics properties. The company prioritizes environmentally friendly materials, responsible construction practices, and innovative, sustainable energy concepts.
As a developer of logistics properties, hcp strives to implement eco-friendly energy solutions on a large scale. While tenants or buyers expect cost-efficient and green electricity supply, investors place great importance on positive ESG ratings and the long-term value appreciation of properties.
The solution
Switching to solar energy aligns all interests. In partnership with ENVIRIA, a large number of hcp group's logistics properties are being equipped with photovoltaic systems. The first project was a logistics facility in Sittensen, where a large-scale solar system with a total capacity of 2,502 kWp has been installed.

The large-scale photovoltaic system in detail
On a 15,000 m² roof, 5,888 photovoltaic modules with a total capacity of 2,502 kWp were installed. Covering 11,500 m², the solar modules span nearly the entire roof. The system was officially connected to the grid in October 2024, providing an annual yield of 2,502,400 kWh.
Based on Germany’s current electricity mix, the system saves approximately 1,075 tons of CO₂ emissions annually. To put this into perspective: this corresponds to nearly 3.4 million kilometers driven in a conventional car. (1)
The solar concept: Green energy without high investment costs
For the project in Sittensen, hcp group is using ENVIRIA’s tailor-made solar concept for real estate developers and funds: roof leasing. Instead of investing in the photovoltaic system themselves and coordinating various service providers for different project phases, hcp simply provided ENVIRIA with the roof space.
ENVIRIA leases the roof and installed a large-scale PV system. The key advantage: ENVIRIA handled all aspects of the project and beyond – from installation and grid connection to operation and maintenance, a one-stop solution.
This means hcp group saved the high initial investment and reduced effort: The real estate developer can focus on its core business while the building’s tenants in Sittensen benefit from affordable and sustainable solar power, which they can purchase directly from ENVIRIA if needed.
Additionally, the photovoltaic system enhances the property’s value as a renewable energy asset. hcp is also making a crucial contribution to the energy transition in the logistics sector: decentralized energy generation significantly reduces CO₂ emissions.
The advantages

Through roof leasing, hcp bears no investment costs. ENVIRIA fully covered the planning, installation, and operation of the photovoltaic system, allowing hcp to focus on its core expertise without needing to allocate financial resources for purchasing or operating a solar system.
- Affordable solar power for tenants
The tenants of the Sittensen property can directly use the solar power generated on-site through a green electricity contract with ENVIRIA. This provides immediate access to sustainable, renewable energy that is significantly cheaper and independent of fluctuating electricity prices.
- Property value appreciation
The photovoltaic system makes the Sittensen property future-proof and energy-efficient, directly contributing to its value appreciation. Potential investors, buyers, and tenants prefer sustainable solutions that lower long-term operating costs while benefiting the environment.

A long-term partnership with a strong signal
The collaboration between hcp group and ENVIRIA goes far beyond the Sittensen project. As part of this forward-thinking partnership, several additional logistics properties are already in planning, set to be equipped with photovoltaic systems. The partners aim to implement a broad range of projects and actively drive the energy transition in the logistics sector forward. Further large-scale projects are already in development, including Wittenburg (2,500 kWp) and Southern Berlin (6,700 kWp).
