AVENTOS is an independent investment manager with two business segments: Development and Capital Markets. The company’s development division acquires commercial and industrial properties with development potential. The company's focus is on Germany's top 7 cities and major metropolitan regions such as Rhine-Neckar.
As a real estate company, AVENTOS faces the challenge of reconciling the different interests of tenants and investors. For tenants, the focus is primarily on sustainable and affordable electricity. For investors on the other hand, a good ESG rating and an increase in the value of the property are of great importance.
The switch to solar energy offers an ideal solution for reconciling these interests. The collaboration between AVENTOS and ENVIRIA began with the installation of a photovoltaic system on the “Green Box” logistics property.

A total of 3,374 PV modules with a total output of 1,400 kWp were installed on a roof area of over 18,000 m². This means that the solar system delivers an annual yield of over 1,281,500 kWh. Assuming an average consumption of 2,500 kWh per household per year, this amount of electricity could supply over 512 2-person households for a year¹. Measured against the current electricity mix in Germany, the use of the system saves over 602 tons of CO2 emissions per year². To put this into perspective: 4,616 economy flights from Munich to Berlin cause the same amount of CO2 emissions³.
For the project in Viernheim, AVENTOS opted for a solar concept with roof rental. Instead of purchasing the solar system itself, AVENTOS leases the roof of the “Green Box” to ENVIRIA. In this case, ENVIRIA is responsible for the installation and operation of the PV system. AVENTOS receives an annual payment from ENVIRIA for renting the roof area for solar. In addition, the tenants of the “Green Box” have the option of purchasing green solar power directly from ENVIRIA. Instead of a high initial investment, which only pays for itself after several years, this means an immediate increase in the value of the property for investors and additional rental income for AVENTOS.

ENVIRIA handled all aspects of the project - from the procurement of the modules and installation to the grid connection and commissioning of the photovoltaic system. Instead of having to coordinate many different service providers in parallel, AVENTOS can concentrate on its own core business. This is because ENVIRIA acts as a single point of contact throughout the entire project.
The tenants of the “Green Box” have the option to purchase solar power produced on site. This gives them direct access to sustainable, renewable energy, which is also significantly cheaper and independent of the highly volatile electricity market.
By choosing the Energy-as-a-Service model, AVENTOS did not have any acquisition costs. The real estate company benefits directly from additional income from the roof rental for solar, and has the option of purchasing the system in the future.
The photovoltaic system contributes directly to increasing the value of the property. In addition, the reduction of CO2 emissions is an elementary component of industry-standard ESG ratings such as the ECORE scoring⁴. The reduction of CO2 emissions with the help of the photovoltaic system therefore also contributes to an improved ESG rating for AVENTOS. This creates additional incentives for investors and contributes to the long-term success of AVENTOS.
By using the solar power produced, over 938 tons of CO2 emissions are saved every year. An amount equivalent to almost 7,200 economy flights from Munich to Berlin. A decisive contribution to our climate and a more sustainable future.

AVENTOS and ENVIRIA have big plans for the future. In total, the AVENTOS portfolio comprises 13 properties with a roof area of 162,000 square meters. With the “Green Box” property, the first roof has already been successfully upgraded. The systems are expected to achieve an output of up to 13.5 megawatt peak. Measured against Germany's current electricity mix, this will save up to 9,315 tons of CO2 per year.
