ENVIRIA, Real I.S. AG, and Nagel-Group are implementing a photovoltaic system at the Wustermark logistics site

The rooftop PV system will be installed on the approximately 35,000 m² logistics property and will form the basis for decentralized electricity generation at the site. An expansion to include controllable flexibility through battery storage is planned as the next development step.

Frankfurt am Main / Wustermark, 14 July 2026 Decentralized energy provider ENVIRIA is implementing a photovoltaic system at the Wustermark logistics site together with Real I.S. AG, a fund service provider specializing in real estate investments, and Nagel-Group. The system will be installed on the roof of the property and will supply the site with locally generated solar energy.

With an installed capacity of 3,427.2 kilowatt-peak, the system will generate more than 3.3 million kilowatt-hours of electricity per year. This corresponds to the annual electricity demand of approximately 1,100 average households. A total of 7,616 PV modules will be installed across around 15,000 m² of roof space. The projected CO2 savings amount to almost 1.3 million kilograms per year.

PV as the basis for local electricity generation

The photovoltaic system uses the large roof area of the logistics property to generate electricity directly at the site.

“Large logistics roofs provide the technical basis for generating electricity exactly where it is consumed,” says Melchior Schulze Brock, CEO of ENVIRIA. “In Wustermark, the PV system will establish the basis for a local energy supply. Additional components such as battery storage and energy management can then be added systematically.”

The implementation of the PV system is the first step in the further development of the site. The initial focus is on generating solar energy on an available roof area that has not previously been used for energy generation.

Use of existing roof space within the Real I.S. portfolio

For Real I.S. AG, integrating a PV system at the Wustermark logistics site forms part of its portfolio-wide PV strategy to reduce greenhouse gas emissions: 

“The photovoltaic system turns a previously unused roof area into part of the site’s energy supply. From our perspective, this is particularly relevant at portfolio level: the property gains an additional use without changing its existing function. At the same time, the project creates measurable contributions to the decarbonization of the existing portfolio and to the further energy-related development of our logistics properties,” says Michael Thomann, Director Asset Management at Real I.S. AG. 

Nagel-Group as tenant: solar energy for site operations

For Nagel-Group, the focus is on using the electricity generated on site for ongoing operations: 

“At the Wustermark site, we require a reliable energy supply for our logistics processes. The solar power generated on site can replace a substantial share of the electricity we currently purchase from the grid and therefore has a direct effect on the site’s energy cost structure,” says Christian Hanke, Regional Manager at Nagel-Group. 

Roof leasing as the implementation model

The project is being implemented under a roof-lease model. ENVIRIA is responsible for the planning, financing, installation, and operation of the photovoltaic system. Real I.S. AG provides the roof space, while Nagel-Group uses the electricity generated on site. The model also reduces the upfront investment required from both the property owner and the tenant.

Outlook: next development step with controllable flexibility through battery storage

Building on the PV system, the partners are planning to expand the Wustermark site to include controllable flexibility. As a next step, they will assess how battery storage and energy management can control the timing of electricity use and grid consumption.

A battery storage system would not replace the PV system, but complement it. The PV system generates electricity, while the battery storage enables electricity consumption and grid procurement to be shifted over time. This can reduce peak loads and optimize grid fees. In addition, electricity can be purchased at favorable times, stored, and subsequently used or marketed.
